About Binks Forest

Binks Forest sits along Binks Forest Drive just south of Southern Blvd in north Wellington (ZIP 33414). Legally named Binks Forest of the Landings at Wellington, it is a collection of about 673 single-family homes in six villages laid out around an 18-hole golf course, with mature trees and an established feel.

It feels different from guard-gated, amenity-heavy neighborhoods like Olympia or Versailles: there is no clubhouse, pool or resort package, and no master association; each village runs its own HOA. The trade-off is some of the lowest association dues in Wellington.

The golf course story

The Binks Forest course was designed by Johnny Miller and Gene Bates and opened in 1990; it was once listed among Golf Digest’s Top 75 public courses. After closing for more than five years it reopened as Binks Forest Golf Club, and in March 2016 it was sold to Doug Marty and Chip Smith of Atlantic Golf Management, who rebuilt it tee-to-green and relaunched it as Wellington National Golf Club, a private club (course reopened August 2016, full club November 2016). Homeowners are not required to join; membership is optional and arranged with the club. Our sources date from 2016, so verify current ownership and membership offerings.

Homes & Villages in Binks Forest

Single-family homes were built between 1994 and 1999 by Lennar, Centex, M/I Homes and Schickedanz: one- and two-story homes from roughly 1,200 to 5,100 square feet with 3 to 7 bedrooms and 2- or 3-car garages, many backing onto the golf course. The newer section, Binks Pointe, added 90 townhomes between 2017 and 2022.

The gates are unmanned electronic gates, not staffed guardhouses. Pine Trace appears in the MLS as “Pine Trace at Binks Forest,” so it is included in the search above.

HOA Fees & What They Cover

With no master association, dues depend on the village. Recent MLS listings show approximately $80 to $125 per month for single-family villages (one Hidden Creek listing reports $300 per quarter), with Binks Pointe townhomes higher. Treat this as a range, not a quote: amounts vary by village and change each budget year, so confirm current dues, reserves and any pending assessments with the association.

Dues typically cover gate operation and security, common-area landscaping, insurance on common property and reserves. There is no bulk cable or internet bundle and no clubhouse to maintain, which is why the figures are a fraction of what guard-gated communities charge.

No CDD. Wellington does not use community development districts. Instead, every Wellington property pays the Acme Improvement District non-ad valorem assessment on the Palm Beach County tax bill, which funds drainage, water management and roads; the per-parcel amount appears on the tax bill.

Amenities

Binks Forest has no community clubhouse, pool, gym or tennis center. Residents use the Village of Wellington’s public parks, and the golf course offers optional private membership through Wellington National. Buyers who want a resort package in their dues usually compare it with Isles at Wellington.

Schools

Homes in Binks Forest are typically zoned for Binks Forest Elementary, Wellington Landings Middle and Wellington High. School boundaries can change and a few streets may map differently, so confirm by address with the School District of Palm Beach County locator before you buy or lease.

No CDD was found. Like all of Wellington, properties here pay the Acme Improvement District non-ad valorem assessment on the Palm Beach County tax bill.

Which schools serve Binks Forest?

Homes are typically zoned for Binks Forest Elementary, Wellington Landings Middle and Wellington High. Confirm by address with the School District of Palm Beach County locator.
