About Versailles

Versailles is a gated community of 450 single-family estate homes in Wellington’s 33449 ZIP code, on the west side of SR-7/441 just north of Lake Worth Road. The entrance sets the tone: a long, palm-lined winding drive with tiered fountains leading to a 24-hour staffed guard gate. Built by Transeastern Homes mainly between 2003 and 2006, the community describes its architecture as “French Country chateau-inspired” — stone and stucco facades, courtyards, high ceilings and many lake lots.

Versailles is organized into three sections — Artiste, Provence and Chapelle Royale — but unlike Olympia, these are marketing sections rather than separate associations. There is a single Versailles at Wellington Homeowners Association, professionally managed by Castle Group, so dues, rules and approvals are the same across the whole community.

Homes in Versailles

Homes are one- and two-story single-family estates ranging from roughly 2,238 to more than 9,000 square feet, with three to seven bedrooms and two- to four-car garages. Lots are generous by Wellington standards, and a large share back onto lakes. Because one builder built the community in a short window, floor plans repeat across streets; a local broker can tell you which models have the larger primary suites or three-car garages before you tour.

HOA Fees & What They Cover

Current MLS listings in Versailles report HOA dues of approximately $530–$560 per month. Treat this as a range, not a quote — the exact figure varies by listing and the association sets its budget each year, so confirm the current assessment with Castle Group before you write an offer.

Per those listings, the monthly fee covers the 24-hour guard gate and security, common areas, bulk cable TV and internet, front-yard and grounds maintenance, the clubhouse and amenities, reserves and trash.

There is no CDD in Versailles. Wellington does not use community development districts; instead, every Wellington property pays the Acme Improvement District non-ad valorem assessment (drainage, water management and roads) as a line item on the Palm Beach County tax bill.

Amenities

The Versailles clubhouse anchors the community with a resort-style pool, spa and children’s pool, a fitness center, lighted tennis courts, a half basketball court and a playground. There is no golf course inside Versailles; residents who play typically join one of the private clubs elsewhere in Wellington.

Rental & Pet Rules

Versailles is one of the few Wellington communities that publishes its leasing rules. Per the HOA’s published leasing rules (dated 2015) — confirm current rules with the association before you list a home or apply:

Pet rules on the same leasing page allow one dog up to 40 lbs (service animals excepted) and one cat, or one hamster or guinea pig; pit bulls and “dangerous dogs” under Florida Statute 767.11, reptiles and insects are not allowed. These are stated as tenant rules in addition to the governing documents — owner-occupants should confirm the pet rules in the declaration.

Schools

Homes in Versailles are typically zoned for Panther Run Elementary, Polo Park Middle and Palm Beach Central High, according to current MLS listings. One older community guide lists New Horizons Elementary instead, so the sources conflict. Attendance boundaries change; confirm by address with the School District of Palm Beach County locator before you rely on a school assignment.
